​​​About inspections

Buildings being constructed, fireplaces installed or other works being done after obtaining a building consent are required to be inspected by one of our building control officers at various stages.

The inspections that are required for your proposed works are listed on documentation included in your building consent pack. Sometimes it may be necessary for specialists to conduct inspections in addition to the inspections carried out by the building consent authority. If a specialist inspection is necessary you will be advised before the consent is issued. Generally, these inspections are necessary to confirm ground stability or specific design by a registered engineer.

It is essential that the owner or builder be onsite during the inspection.

Booking an inspection

Contact the customer services team on 07 3153030 and let them know you would like to book an inspection (please do not contact the building officers directly to make a booking) or use our request a call, email or appointment online form.

Please make sure that you have the following information on hand when booking an inspection:

  • Building consent number.
  • Address for inspection.
  • Type of inspection required.
  • Name and contact number of person who will be on site.

Note: Inspections are booked for 24 hours or more in advance. Inspections are never booked for the same day as the appointment is being made.​

On-site requirements for inspection

It is essential that the owner or an agent be available on site for all inspections.

The following is required to be on site for the inspection to take place:

  • Approved plans and documentation.
  • Details of Licensed Building Practitioners undertaking Restricted Building Work.
  • Any certificates or documentation in regards to electrical work, gas fitting, plumbing and drainage as-builts, producer statements etc.
  • If a final inspection is being undertaken, an Application for Code Compliance Certificate is required to be filled in and given to the officer at some stage during the inspection.

Please note that if the above is not present on site at the time the building officer arrives to undertake the inspection then an inspection will not take place and a fee will be charged at the current rate.

Outcome of inspection

Once the inspection is complete the officer will advise of the outcome on site. A Site Notice detailing the points in the inspection will be provided to you (or the builder on site).

If the inspection has failed, the work to be rectified will be recorded on the Site Notice. Another inspection will be required to inspect the fixed work. If the work is not fixed to the satisfaction of the building officer, it is possible that a Notice to Fix will be issued.

What is a Notice to Fix?

A Notice to Fix is a formal notice issued by the building consent authority advising that certain works have not been carried out in accordance with the Building Code. If a Notice to Fix is issued you must address the issues identified within the prescribed timeframe to prevent further action being taken. Enforcement of notices to fix is undertaken by the territorial authority. If a Notice to Fix is issued, documentation identifying the process will accompany it explaining the process.

How long will it take us to respond?

If you are contacting us to arrange an inspection for an existing building consent we will contact you within 24 hours. For all other enquiries we have set a service standard of 5 days to call or email you back to either discuss your enquiry or set an appointment date and time. And we have a service standard of 10 working days to have the appointment with you.

If your request is urgent, please note this on the form and we will do our best to respond as quickly as we can - we are a small team though and this is not always possible. Any change to our service timeframes is at the discretion of the Planning and Regulatory Manager.​​​​​​
